Hopefully all done but signing the papers

Well, told you on Friday that I’d get a post up about the house situation on Saturday. Then I flew to Orlando for a work conference that goes through tomorrow and things got interesting. We’ve had a signed contingent contract on the new property for more than a week, but we were still negotiating the inspection addendum up until Sunday.
On Friday night we got an offer on our house, but it wasn’t complete. As I was leaving the next morning we signed off on a counter offer, but waited to fax it until we got the pre-approval letter that we requested from the potential buyers.
On Saturday morning, an agent that previewed the house Friday brought her clients by before the open house. Turns out they LOVED it and we got a full price offer from them just as the open house opened that same day. They were beaten out for the house a block over that sold last July. Only a couple of houses sell in our neighborhood each year and they sell fast when the go. So they are very serious about purchasing ours.
Today was the inspection, but barring any unforeseen issues with the report it should all be done buy signing the paperwork. Right now we’re scheduled to do a simultaneous close on the house on February 29. We’ll close that morning and move that afternoon. Then spend the whole weekend unpacking and trying to find things again. So cross your fingers that it all works out!
This is an aerial view of our new place. It’s actually 2 tax parcels with 1.5 acres in the front and 2 acres in the back. The seller currently mows all of it. We’re planning to fence in pasture from the barn (bottom right corner) back as an alley and then include the back 2 acres. That will give us about 2.25 acres of pasture for the horses, beef steer and pigs that we’d like to eventually get. I’m not sure that all of the four-legged ones will join us this summer.
Also clustered by the house is a 2 car garage with shop area and a pumphouse that is also an unfinished mother-in-law. Turns out that it’s also been built without permits (including a septic system!) so we’ll have to figure out what to do about that sometime soon. The two smaller buildings close to the line that separates the parcels are a tractor shed (right) and an old animal shed (left by trees). The animal shed is going to become a larger home for the girls as soon as we have time to put chicken wire in the windows and build a run.
The garden in the center of the driveway is actually an ornamental rose garden. I think I’ll probably add other perennials to it slowly. The area between the barn and the street will become our veggie garden area as it has the best sun exposure and the other side of the driveway is the drainfield for the septic.
So much to plan! So much to pack! We can’t hardly wait!

Oh I am so jealous and so happy for you. What a fabulous parcel of land! Fingers crossed for you that all goes as planned.
I’m jealous too. And yet strangely proud? I don’t know how else to put it, I’m so happy to see someone making their goal a reality. Good for you.

I’m so excited for you! Isn’t it great when you can see your plans take shape? :). Lovely piece of land - and just the right size for a homestead. I used to dream of big acres, but I know that 2 or 3 would be plenty for what I want to do.

I am de-lurking after reading this post and feeling such an understanding about what you are going through. Bless your heart, you are going to be BUSY!!! We did the same thing nearly 3 years ago, when we sold our house in 9 days (faster than we anticipated) and went to settlement in the morning on our old house, settlement in the afternoon on our new house and moved in that night. Our cats were stuck in the van for 4 hours between settlement times and we had to make one more trip to the old house that night, as the new owners agreed to let us pack up the contents of the shed after the settlement. We didn’t get home until 2 am and the babies were sleeping in the car seats the whole time. I wish you both all the best in your moving endeavors and hope it all works out. Good luck!

Thanks all! The size of this one seems just about perfect for what we want to do. Although I hesitated to post this because I didn’t want to jinx anything. Now it turns out that the buyers of our house are making some demands… hopefully we can reach resolution.
